New hotel proposed

The Greens would be demolished to make way for a seven-story Sheraton

A proposal for a seven-story hotel in Valencia just a stone's throw from the six-story Hyatt Valencia will be on the agenda for Tuesday night's Santa Clarita Planning Commission.

The proposal calls for demolishing The Greens sports bar and mini-golf course, located on almost four acres near the southwest corner of Valencia Boulevard and McBean Parkway.

In its place would rise a 136,550-square-foot Sheraton hotel. With a total of 200 rooms, it would be comparable in size to the 244-room Hyatt.

The hotel would also include a 120-seat restaurant and 7,610 square feet of meeting and banquet space, according to an agenda report for Tuesday's meeting.

Under the city's development code, a conditional-use permit is required for any building taller than 35 feet. The Sheraton would be 77 feet tall, with tower elements bumping the height up to nearly 88 feet, according to the agenda report.

By comparison, the buildings in Westfield Valencia Town Center range between 60 and 99 feet tall, according to the report.

Brisam Valencia LLC bought the project site for $6 million in 2006, then Brisam entered into a contract with Sheraton to operate the hotel. Brisam filed an application for a conditional-use permit in May 2008.

The Greens, established in the late 1990s, has remained open since the 2006 sale.

The hotel would be adjacent to a Shell gas station, the Galaxy Car Wash and Santa Clarita Transit's McBean Regional Transfer Station.

On Tuesday, the Planning Commission is expect to open the public hearing. Staff is recommending approval of the conditional-use permit.

The Planning Commission meets at 7 p.m. in the City Council Chambers at City Hall, located at 23920 Valencia Blvd.
