Whether priorities are schools, recreation or convenience and friendly neighborhoods, home buyers are finding that Fair Oaks Ranch by Pardee Homes fills the bill.

Pardee is meeting 2013 demand at the master-planned community by sticking with what has defined the award-winning home-builder since the company’s founding back in 1921 in Los Angeles.

"Quality and service are core," said Pardee Homes president and CEO Mike McGee. "Buyers also find a great lifestyle with Fair Oaks Ranch and with its setting in Santa Clarita — one of California’s best places to call home."

New home choices include Living Smart Homes and Crest View. With pricing starting in the $400,000s and plans ranging from approximately 1,846 to 3,960 square feet, designs satisfy diverse preferences, he said.

"Buyers find stylish, green and versatile homes," noted Joyce Mason, vice president of marketing for Pardee Homes.

Green energy

Solar-power systems head impressive rosters of price-included "green" features that create high-performance, resource-conserving homes. This resonated with Hanh and Sergio Gonzalez, as well as Carlos and Patty Lara.

"Pardee’s eco-friendly program was huge to us," Hanh Gonzalez said. "It just makes sense. Why not save money on your heating and air conditioning and water bills?"

"Who doesn’t want to save money, and who doesn’t want to do what they can to save our environment?" Patty Lara said. "The long run matters to us, and we really respect Pardee’s commitment to eco-friendly home building."

Designing homes to meet changing lifestyle needs, however, is also important to today’s homebuyers.

Design flexibility

Living Smart Homes features a new single-story design, the first at Fair Oaks Ranch.

Crest View options include a downstairs bedroom with bath, a library, an exercise room, an outdoor room and a laundry/hobby room.

Heidi and Glen Heinrich appreciated the flexibility.

"This is an important investment for us," Heidi Heinrich said. "We wanted the finished home to reflect our needs and style."

In addition to having flexible floor plan options, living close to transportation and major traffic routes is also important to homeowners who lead busy lives.

Lifestyle location

The homes’ proximity to freeways and Metrolink helps ease commutes.

And shopping, dining, services and entertainment are close by, and within the community is Fair Oaks Ranch Community School, a California Distinguished School. Also convenient are La Mesa Junior High and Golden Valley High School, College of the Canyons and California Institute of the Arts.

"Everything we need is either right here or within a short drive," said Mayet Burns, who moved here with her husband, real estate agent Tim Burns. "This location simply could not be better."

An abundance of open space, a trail, resort-style recreational center and a 6-acre park also highlight the community.

"My son can play basketball, people are always out walking the track and this is a great place to meet people," Lara said. "You know, to live in a place where you see people out and about, stopping to greet you and taking time with their kids, is really awesome. Fair Oaks Ranch is like things were when we grew up, and we love it."

And when all other conditions are just right, being assured of living in a home that was well built well brings the homeowner peace of mind.

Fair Oaks Ranch homeowners also note Pardee Homes’ quality. "You can tell just by touring models that Pardee takes a great deal of pride in building a good home," said Tim Burns.

"We watched the construction at LivingSmart Homes, and what we saw was cleanliness and safety," Lara said. "Our feeling was that if the builder is being careful of the area and the environment, then they are going to be careful in the way they build our home. And we were right."

"We looked at many other new homes in the Los Angeles area," Glen Heinrich said. "Pardee’s history here and its dedication to quality home-building made a difference to us."
